The end user is mostly absent in real estate development because of the time lapse between start and completion of a project. Buildings need to be looked at from the perspective of two clients: the owner of the building (long term client) and the tenant (short term client). The diverging interests of these two owners make it important to treat them separately (two-step housing). Investors in real estate are interested in the “shell” or “core” of a building, not the interior outfit, which is considered more of a liability. An entire industry sector has emerged around the remodeling of homes based on circularity principles.  Interiors can easily be remodeled and components are reused elsewhere.

The competition is open for all real estate developments with a size over 5.000 gross square meters above ground in Belgium, which were delivered between the 1st of January in 2017 and the 1st of February 2018.

During the ceremony three categories will be rewarded:

  • Best residential development
  • Best development for institutional investors
